Long story short, found just about the perfect house. Saw it the day it went on the market and made an offer that night. The sellers accepted my offer, and we've all signed the Purchase and Sales Agreement, but the inspection revealed a shot roof. We still need to negotiate that, but it's not enough of a big deal to make me not buy the house. It's a 3 bedroom ranch built in 1989. They're leaving all the appliances, including the 2 window A/C units and the basement dehumidifier. Berber carpet throughout. Garage might be a tight fit, but we'll see. It's smack-dab in the middle of Springfield in Sixteen Acres. As I understand it, the sellers are a doctor and his wife, and Dr. has been transferred to Florida. They've lived there since 2003. I offered $7,000 less than the Zillow estimate. Closing is tentatively 8/21.
